Capital growth

Because we run continuous volume and work closely with local partners, we are often at the table early on new projects and regularly get access to the first 3 to 5 units at launch prices, where most of the upside tends to sit.

Rental income

Because Spain can deliver strong rental income, particularly in holiday lets, where occupancy, location and local regulation make all the difference. We analyse this up front using real data across the full year, so you get a realistic picture of the return, including the tax treatment that applies to overseas investors.

Protecting capital

Because Spanish property can be a steady way to hold and spread your wealth outside the UK. We make sure the purchase is set up properly, legally and for tax, with local specialists, so your capital is protected and you make use of the wealth tax allowances, which are often around €700,000 per person.

You can buy Spanish property in your own name or through a Spanish company (S.L.). Both routes have their own advantages and points to watch.

For most buyers, buying in your own name is the simplest and most logical route, certainly for a second home or holiday property. Mortgages are more widely available that way and the structure stays easy to follow.

An S.L. is more common where someone owns several properties or is building a portfolio. Costs and income can often be treated differently in that structure, which in some situations works out better for tax.

Which structure suits your plans depends on the number of properties, your rental plans and your personal circumstances. Your specialist will go through this with you, alongside your own tax adviser.

Own name

The simplest route: a clear structure, mortgages usually available and relatively low annual costs. Do factor in Spanish wealth and inheritance tax, which vary by region, alongside your UK position.

Spanish company (S.L.).

Worth considering with several properties or ongoing rental. Costs such as maintenance, financing and management are often deductible and the structure gives you more flexibility. Setting it up and running it is more involved.
